As the Catholic Church in Finland experiences steady growth in membership, service attendance, and staffing, the need for a more future-oriented approach to real estate portfolio management has become increasingly clear.
Starting Point for Collaboration
The collaboration with FinProma began when the diocese identified a need to develop its real estate management more systematically and wanted to understand what FinProma could offer. Through several discussions, it became clear that their situation was very similar to many of our other clients: a large and diverse real estate portfolio across Finland, with buildings of varying age, condition, and cultural importance. With growing membership and activities, they faced both opportunities and challenges in making sure their properties could support future needs.
Transforming Real Estate into a Strategic Asset
With such a broad and diverse real estate portfolio, the Church faces varying levels of building condition, functionality, and usage. Many older properties require renovation, and effective resource allocation demands a structured, forward-looking strategy.
“At FinProma, our expertise is helping organizations get the most out of their owner-occupied real estate portfolios — whether it includes churches, office buildings, or schools — by ensuring the portfolio supports both current needs and long-term sustainability.”
Creating a Roadmap for the Future
FinProma worked with the diocese to assess the current state of its real estate portfolio and define a roadmap for long-term management that supports both operational needs and financial sustainability.
For the first time, the Church gained a clear overview of its entire portfolio — covering condition, repair debt, usage, and functional suitability. This perspective highlighted where resources should be prioritized, which renovations were most urgent, and how to balance heritage preservation with modern requirements.
Core Outcomes of the Real Estate Plan:
- Calculated estimates of repair debt and renovation needs
- Identification of functional and technical development areas
- A clear, actionable roadmap to guide future property investments and renovations
Strategic planning with FinProma
Real estate is more than a technical matter—it underpins the Church’s ability to carry out its mission now and in the future. By turning scattered information into a structured roadmap, the strategy process has helped Church leadership make informed, financially sustainable decisions to support both current activities and long-term growth.
Through strategic planning with FinProma, the Catholic Church in Finland is taking responsible steps to align its property portfolio with growth and long-term service goals.
